The site for this 479,000 sf building was acquired in late 2000 along with the 555 West Monroe site and residential tower site. White Oak principals designed and implemented a multi-faceted joint venture program with CB Richard Ellis Investors for a multi-phased development of all three phases. White Oak principals were responsible for all aspects of this site's acquisition, joint venture financing with CBRE, City incentives (TIF) for the development and anchor tenant (USG), construction financing with Key Bank as well as four additional participant banks, the property development, leasing the office and retail portion of the property to 95%, and the sale of the property to SEB in 2006.

550 West Washignton Blvd. | Chicago, IL

The 370,000 sf office building represents one of the first office developments in the now well established West Loop submarket. The site was acquired in 1999 from another developer who was unable to execute a residential development program. White Oak principals were responsible for all aspects from inception of the west loop development program including this site’s acquisition, joint venture financing with Prudential with 0% pre-leasing, construction/perm loan financing ULLICO, the property development, leasing the office portion of the property to 95%, and the sale of the property to Trizec Properties in 2001.

CTA Headquarters | Chicago, IL

The site for this 355,000 sf, 12-story office building was acquired in 2003 for a build to suit for the Chicago Transit Authority’s headquarters in the West Loop.  White Oak principals were responsible for the land acquisition, development programming, and financing through the public building commission.  The property was delivered to the CTA in 2004.

Dulles View | Herndon, VA

The 7.6 acre site for this 376,000 sf office development was purchased in mid-2006 with construction commencing shortly thereafter.  White Oak principals were responsible for land acquisition, equity and debt capital raising, development programming, LEED conversion process, and project leasing oversight.  The property was capitalized with equity from CB Richard Ellis Investors and a senior construction loan from Bank of America.  The property was built on a spec basis with no pre-leasing and White Oak principals managed the lease up process to 35% lease prior to delivery in 2008.
